Zuidas Amsterdam - Business park for international commerce

Zuidas Amsterdam in the Netherlands is one of Europe's top Headquarter business park development locations for Multinational companies. Our European Headquarters business environment analysis clearly shows the strengths of Amsterdam among other top cities that companies consider when they want to establish a global or regional HQ.

Amsterdam Zuidas is a new 270 acre prime location development designed to be a centre for international trade and know-how. Over 400 leading companies, most of which are operating internationally, are already present in Zuidas.

Alongside the business and knowledge environment, residential areas are being developed to include (international) schools, child day-care facilities, sports, leisure and shopping facilities, making Zuidas a complete, high quality place to live and to work.

Zuidas benefits from a catchment of 6.000.000 people within 1 hour travel by road or rail. Amsterdam Schiphol Airport is just 6 minutes away by train, and direct High-Speed train connections with Paris, Brussels, London, Frankfurt and Berlin make Zuidas an international gateway to Amsterdam.

The community created at Zuidas is not only appealing to Expat’s, but also for internationally oriented companies, taking into consideration the availability of highly educated, multi-lingual talent in the Netherlands.

Amsterdam Zuidas has an excellent infrastructure, a top quality residential environment and is Amsterdam, with all it’s highlights at close range. Plans foresee an underground development for all transport modes (train, tram, metro and highway), creating a vast development space at this A1 location.
At close distance you find “Museumplein”; the cultural heart of Amsterdam (and Holland), featuring the world famous “Rijksmuseum” (National Gallery, Rembrand and other Dutch Masters); “van Gogh museum” (No introduction required) and Stedelijk museum (Contemporary art). Also located there is the “Koninklijk Concertgebouw” (Royal Concert Hall; base of the famous philharmonic orchestra with the same name).

One step beyond the Museumplein starts the Amsterdam Historic Centre (Unesco World Heritage Site), with it’s famous canals and houses. On the other (southern) side of Zuidas, at surprisingly close range, Holland’s famous wet and green landscapes. So Zuidas is an integrated part of Amsterdam, yet so close to nature. To complete the view, to the west is Nieuwe Meer, a lake and Amsterdamse Bos, the largest public park of our capital. Finally to the east, the ancient river Amstel, with Golden Age (17th century) estates and the famous Dutch landscape of meadows, waters and old farms.

250.000 people will frequent Zuidas daily; of which 25.000 are inhabitants; 80.000 commuters coming to work here and 30.000 students. Today already 30.000 are employed at Zuidas.

Amsterdam has a catchment area of 6.000.000, counting 1 hr travel time by any mode. Zuidas station will see 250.000 travellers pass daily, and with Schiphol Amsterdam Airport at 6 (train) minutes away, and direct High-Speed trains connections to Paris, Brussels, London, Frankfurt and Berlin, Zuidas is the international gateway to Amsterdam.

4. Results

Initial Case Study settings:

All decision factors are equally weighted.

The results:

When all location factors are equally weighted, the top ranking locations are Antwerp, Dublin, Copenhagen, Brussels and Geneva.  Berlin, Munich, Paris and Milan are ranked near the bottom – primarily because of labour market flexibility and the KOF Globalisation Index results. Surprisingly, London is ranked near the bottom.

The good performance of the Belgian cities should not be surprising. In spite of political challenges, the country is at the center of European integration and has an excellent track record in attracting foreign direct investment. Although London is traditionally a European headquarters location, this study reflects the increasing importance of European headquarters being located on continental Europe.

For review:

For many companies, the compelling most compelling factors that impact a headquarter location decision are socio-political stability, labour market flexibility and the ease of doing business. When these factors are heavily weighted, the top ranking locations are Copenhagen, Dublin, London, Zurich and Geneva. If corporations place high value on these factors, that would explain the prevalence of London as a headquarter location. Global Arena methodology allows you to select the criteria that are most important for your situation.

Amsterdam is a major transit hub for people, goods, capital and services to and from the 350 million potential customers of the European continent. Its key location advantages are:

  • Central European location

  • Two major port complexes within a 50 km radius

  • Close proximity to Amsterdam Airport Schiphol

  • Internet connection density is Europe's second highest

  • Good international rail links

  • Favourable Corporate tax climate

  • Tax treaties with all major trading partners

The world's greatest concentration of business and creative service providers.

  • More than 1,600 foreign companies with an office in the Amsterdam Metropolitan Area

While these are all important advantages, an extra factor is the eastwards shift of economic activity in Europe and the rest of the world. More and more foreign companies are choosing a location in the Amsterdam Area, because they can better coordinate their European marketing and distribution activities from here.

The Amsterdam Area stands out from the crowd as a centre of international trade. The region combines transport and logistics expertise with an in-depth knowledge of all the relevant European markets. Amsterdam has been a melting pot since time immemorial. Today, 174 different nationalities live and work together in harmony here. The composition and style of the local working population reflects this. They are multilingual, multicultural, tolerant, consensus-oriented, and politically and culturally neutral.

Building bridges

Amsterdammers and their neighbours in the region are used to building bridges. So they excel when it comes to creating and embracing cross-border ideas and concepts. They are always ready to adapt to other business processes and cultures.
Living and working in the Amsterdam Area is an attractive prospect. There are high-quality international schools, large expat communities, a manageable cost of living, and attractive and affordable (and safe) places to live here. Expats always appreciate the unique work-life balance. On average, they stay here longer than in other European countries.
