Since 1994, BCDA has generated a total of Php40.911 billion from the disposition of Metro Manila camps that covers sale, lease and joint venture partnerships with leading private sector entities.
BCDA’s vigorous asset disposition efforts have successfully laid the foundation for the creation of premiere business and residential addresses in Metro Manila—specifically in the Bonifacio Global City in Taguig City and the Newport City in Pasay City.
All these developments reflect the real estate boom within BCDA-managed properties which further highlights the effective partnership between government and the private sector and the sustained investor confidence in government.
Bonifacio Global City
The 240-hectare Bonifacio Global City (BGC) is fast becoming one of the premier business and residential districts in the country, with a combined gross floor area of 1.8 million square meters to be built within the next four years. Behind these developments is BCDA, working in partnership with the Fort Bonifacio Development Corporation (FBDC), composed of the formidable consortium of Ayala Land, Inc. (ALI) and Evergreen Holdings, Inc. of the Campos Group. ALI and the Evergreen Holdings jointly completed the acquisition of a controlling interest in FBDC in 2003.
Villamor Air Base
The property is currently being primed for airport-related developments and is expected to transform into another center of commerce and industry. Megaworld Corporation, which has an excellent track record for quality and innovation through large-scale residential and office developments, is developing 25 hectares of the former airbase into Newport City, which is fast emerging as the country’s premiere urban integrated tourism resort complex with a strong I.T. component and airport-related businesses.
Other Metro Baselands
Planning, preparation and disposition of other BCDA assets such as the 5-hectare Camps Melchor and Atienza, the 1.2 hectare Philippine Navy Headquarters in Fort Abad and Camp Claudio are underway. Disposition of these assets will assure BCDA of significant revenues and hasten the development of the said properties into new urban growth centers.
